48-Year Ocala Gym Sells SW 20th Street Site to School

Too Your Health Spa, the Ocala fitness company founded in 1978, will close its southwest Ocala location at 2841 SW 20th Street at the end of 2026 after selling the property for $1.51 million. The buyer, Z & T Partners LLC, is registered to Capstone Academy, the private school that plans to turn the building into a high school campus.

A 48-Year-Old Business Steps Back From One Location

Owner Fred Schweitz said the sale lets him and his wife, Kari, step back after nearly five decades of daily operations.

"After nearly five decades of managing day-to-day operations, including maintaining heavy machinery, pools, heaters, pumps, and air-conditioning units, the opportunity presented by Capstone Academy allows them to step back while allowing the property to continue serving the community in a new capacity," according to the Ocala-News.com report.

The gym started small. Schweitz and his mentor Diane Curtis opened the first studio in 1978 in the Cascades Shopping Center, in about 400 square feet. Over the following decades it grew to five facilities across Marion County and Lake County, serving more than 10,000 members with roughly 65 workers.

The Spa #2 location, tucked behind the College of Central Florida, is the one that closes. Schweitz, 77, and Kari, 70, said in a letter to members that they would redirect the company's resources into the four locations that remain open in east Ocala, Belleview, Dunnellon and Lady Lake.

The Sale Price and the Deed

The deal closed earlier this year, before most people in the gym knew it. According to a deed filed with the Marion County Clerk of Courts, Too Your Health Spa Inc. sold the 1.54-acre property to Z & T Partners LLC on Sept. 9 for $1,511,250. State corporate records list Z & T Partners LLC as registered to the school.

A fitness center on a commercial parcel is an unusual footprint for a private school, which is why the sale drew attention well beyond the membership base. Capstone Academy is a private, faith-based school whose current campus sits at 7794 SW 60th Ave. and serves students from 36 months through 8th grade.

Only In Ocala reports that the school has listed a high school campus at 2801 SW 20th St., just down the road from the gym site, with 9th grade set to begin in fall 2027. The rollout continues through 10th grade in 2028, 11th in 2029 and 12th in 2030, along with a dual enrollment program aimed at graduating students with an associate degree.

For a business that has answered to the same southwest Ocala neighborhood for nearly five decades, the neighborhood is about to look different.

What Members Get

Gym members affected by the closure are not being left to sort it out on their own. Too Your Health Spa is adding one bonus month for every month remaining on an active membership, with full access across all four remaining locations at the members' current rate. Members who would rather have money back can request a prorated reimbursement instead.

What This Means for Marion County Businesses

This is a common shape for a local business deal in Marion County right now: the owner takes an exit at 77, the building changes hands, and the customer relationships have to be rebuilt somewhere else. The gym handled it by extending memberships rather than letting members finish out a contract and drift.
